Wyoming real estate may be hot, but the temperature is a whole lot cooler up there. And Texans just love it, including our Governor, who had an unfortunate mishap there involving hot water.

And if you saw Ebby’s latest Grande Vie magazine, you may have seen my latest vacation home story on the Snake River Sporting Club, just outside Jackson.

This summer marks the 125th anniversary of Yellowstone National Park, the great national treasure and home to half the world’s geysers, grizzly bears, wolves, bison and elk. The lure of Yellowstone draws millions of visitors every year, and this year may be a bonanza.

Now you can own your own small (or large) piece of Wyoming at one of the finest residential and lifestyle club communities in the northwest: the Snake River Sporting Club at Jackson Hole.

In 2013, a group of Atlanta investors known as Cygnus, run by Christopher Swann, brought a strong infusion of capital to complete, rejuvenate and develop the club. 

They have spared no expense: 11.5 million plus 2 million for the golf course. 

Located just south of the confluence of the Snake and Hoback rivers, about 12 miles from the town of Jackson, the Snake River Sporting Club offers 800-acres of unbelievable lifestyle experience. Live and play here when it’s 110 degrees in Dallas, and just be kind enough to put all the fun on Facebook. Owner/investor Christopher Swann says it is the perfect marriage of rugged nature and authentic western lifestyle.  I have already mapped the mileage to Dallas: 1309 miles. A 20 hour drive or a direct 3 hour flight on America. Or there is always private.

This is truly God’s country. You cross one of the most famous fly-fishing rivers in the world, the Snake River, just to set foot on the development. You get four brimming seasons of living, the busiest being summer with hiking, fishing, golf, tennis, horseback riding, and skeet all with brilliant verdant topography 24/7. Like most five star shared ranch developments, the Club and Ranch embrace the natural surroundings and beauty, working the ruggedness of the wilderness into every day, every experience.

But unlike most developments, you actually get everything, absolutely everything, you would want in a vacation home community.

The Tom Weiskopf-designed championship golf course is the crowning glory. Ranked by Golf Digest as the “No. 1 Golf Course in Wyoming” and “No. 2 Best New Private Course in the U.S.” in 2007, the world-class course is delicately woven among the natural terrain and along the river, offering more than 7,500 yards of stunning western landscape. That’s just how you’ll spend your summer.

In the winter, there is helicopter skiing, alpine skiing, snowshoeing, ice skating, and cross country skiing. Jackson Hole is home to the largest vertical drop in the world — more than 4000 feet. In 2014, it was named the top ski resort in North America. Ski runs are about an hour away and known for tremendous snow with average temperatures 0 to 20 degrees.

Then there is the club: a stunning 23,000 square foot clubhouse with pro shop, dining room, bar, lockers and exercise facilities — even a rock climbing wall for the ladies, one for the men. Cygnus Capital Founding Investor Christopher Swann completed and enlarged the Club, and has made a huge commitment to being the very last Snake River developer. The Club now has 350 members, including celebrities such as Peyton Manning, Lyle Waggoner, and others. Sandra Bullock, Harrison Ford, and Judge Judy all have vacation home retreats in the area, as do Ross Perot and Dick Cheney. Governor Greg Abbott was in Wyoming last week on a family vacation where he somehow scalded his feet. Many Texans are finding that Wyoming is the perfect complement to a Lone Star State home: when it’s scorching in Texas, the mercury is just right in Jackson Hole.

And when Jackson Hole freezes you, go warm up in Texas.

But what do real estate investors love best about this land? They aren’t making any more of it: only 3% of the Jackson Hole valley is develop-able and for sale. Once it’s gone, that’s it. The Snake River Sporting Club is one of the last developments in Jackson Hole, one of the last places on earth where you can OWN the same treasures found at Yellowstone – private hot springs right outside your front door.

As the Concierge at the Club told me: “The Snake River Sporting Club is like your own private Yellowstone.”

Snake River Sporting Club was first developed back in 2002 from a cluster of massive local ranches. Like most luxury vacation home residential communities conceived before 2006, the struggling economy put the brakes on development. Wells Fargo rode the downturn, keeping the property dormant, but well maintained. There was a time when you could buy lots here for $200,000 or less. Now lots are north of $850,000 and homes are $2.3 to $2.9 for turn key Wyoming-style lodges running about $800 a square foot.

There are 68 residential lots, some with 6200 foot elevations, ranging in size from the turn-key, woods-nestled Tall Timber Cottages — which boast expansive views stretching from the third fairway to the mountains in the surrounding Bridger-Teton National Forest — to a handful of 35 acre ranch estate sites with one acre building envelopes. Coming on soon will be the Cottonwood Court Resort Homes, which will have the option of participating in the club’s newly established resort hospitality program.

The homes at Snake River Sporting Club are not clustered together: each one is spread out to emulate a working ranch, which it still is. In between homes you will see deer, elk, moose and yes, some Black Bear running. This is where the deer and the antelope truly play.

Pricing for the Tall Timber Cottages will start at $2.3 to $2.9 for 3000ish square feet, four to five bedroom luxury homes with en suite baths, kitchens, and great rooms. Lots are available starting at $850,000 and upwards for private contractor build out. The Ranch Estates will be offered this summer and will start at $2 million. You will have the choice to live there year round, of course, or lease your property when you are back in Dallas. Flights are direct to Jackson Hole from DFW, and that started in June.
