Wide-open spaces, or small-town charm? Two homes in Graham, Texas, that have hit the market mean you can satisfy either yen.

Both homes are for sale by the owners, Jilene and Todd Foust, who can’t stop raving about the little town of 8,931 that has become home (or second home) to more than 5,000 multi-millionaires.

“I would say being from Dallas, in the Highland Park area, born and raised, I found it fascinating if you move two hours away to Graham, which is nestled 26 miles from the famous Possum Kingdom Lake, you find this quaint little town that has no middle-class population,” Jilene Foust said. “Years ago Fortune magazine did an article about Graham, listing it as having more millionaires per capita by state!”

The town’s proximity to Possum Kingdom Lake also makes it a prime spot for quick getaways as well. “Possum Kingdom Lake has the Red Bull cliff diving (competition) every year — it is the only place in the United States that they do this contest so it was very cool that they picked this lake out of all the ones in the U.S.,” Foust explained. “It is also famous for the annual fireworks at Hell’s Gate.”

“I would say that Graham is ‘just right.’ We are a short trip away from several large cities, but at night, we can still look up and see the stars,” Krisa Delacruz of the Graham Chamber of Commerce said. “While most consider Graham a small town, the thriving economy provides excellent shopping, dining, and employment opportunities.”

“People in Graham are the friendliest of folks and will go out of their way to help each other,” she added.  “I have never experienced a place with a greater sense of community.”

Foust said her house at 812 Elm Street is just two blocks from the downtown square, which is considered to be the largest town square in the U.S. The home has been used as an office most recently, but the 2,059-square-foot cottage has three bedrooms and two baths. “It’s been completely remodeled and has hardwood floors throughout and new carpet in two of the bedrooms.”

All the paint colors are in shades of neutral gray. The house was built in the 1940s, and also features a fireplace and a large kitchen island. It sits on almost an acre of land. It is listed for $149,500.

Looking for something bigger? Maybe you need more git in your getaway? Foust is also selling her 90-acre luxury ranch at 221 Rosser Ranch Road. The estate ranch boasts a two-story, cottage-style home with three bedrooms and two-and-a-half baths on 90 acres of fields and giant live oaks.

The house has plenty of views of that land, too, and includes a gourmet kitchen complete with island, granite countertops, a butler’s pantry, and wet bar. It opens to a great room with a stone fireplace.

The view from the first floor rooms includes the pool, hot tub, fire pit, pergola and berms of flowers. The ranch also has horse facilities (including stalls and an arena), cattle pens, and two large stocked ponds.

“There is more acreage available if needed, too,” Foust said. “This is a great property to hunt, fish, ride horses, and run cattle -— and it’s located two hours from Dallas.”

The list price on this ranch is $975,000, and Foust said there are 260 more acres available if the buyer needs more space than 90 acres.
