Waxahachie 1945 Rambler With Designer’s Touch Perfect for Local Roaming

Whether you’re looking for that quiet weekend home for play after your workweek, or a great potential second home that has some income prospects as well via Airbnb, this week’s historical shelter in Waxahachie is an opportunity to get an adorable home at a great price point, with plenty of designer upgrades.

 

And we say designer, we mean it. Award-winning interior designer Courtney Warren and her husband Joel bought this home to create a homey, yet luxurious retreat with the comforts of big city living (restaurants, shopping, entertainment) but the quiet of the small town.

“It’s part of the Metroplex, but it feels so far removed,” Warren said about the town. “It’s so nice to get away to a slower pace.”

In recent vacation home surveys from the National Association of Realtors, buyers say the ideal vacation home is located within a two-hour drive of their primary residence. Waxahachie is roughly a 30 to 40-minute drive.

“Waxahachie is one of Dallas’ best-kept secrets,” Warren said. “It’s still so charming. We have a lot of growth, and it’s an easy commute.”

Warren said it took about three months to bring the home from drab and dated to updated and charming.

“In the beginning, you can’t even imagine what it could be, and when it’s finished, you can’t even remember how bad it was,” she said.

And the home the Warrens bought at 1118 Marvin Ave. needed love in the beginning. In addition to Warren’s home design company, the two opened Screen Door Home Co., a renovation company that focuses primarily on older homes, so they were primed to give it.

Right away, Warren could see the unique touches the historic 1945 home still retained and fell in love.

“My favorite thing of the house is the hutch, with the mosaic of the day it was built,” she said. “Historic houses are so different than new construction, you can often find these kinds of touches.”

Warren says they love renovating old homes, and after a few successful historic renovations, the couple — who have two boys and have been married for 18 years —  decided to marry her design sense with Joel’s real estate acumen.

The Warrens’ touches include a brand new kitchen with custom high-end cabinetry, granite counter tops, and gorgeous ceramic tile still manages to marry the charm and history of the house with the creature comforts of 2018.

“This lovely home boasts three spacious bedrooms with an enormous master suite,” said listing agent Leslie Majors with Legacy Realty Group. That master suite includes a freestanding vessel tub, a large luxury shower, double sinks, and a walk-in closet.

The hardwood floors throughout the 2, 388 square foot home have been completely and beautifully restored, and the other two bedrooms and bathroom have been updated as well. Even the utility room has gotten the designer touch, turning what is frequently an afterthought into an adorable asset.

 

“Gorgeous 100-year-old trees pepper the property in this fantastic location on one of the most sought after streets in town,” Majors added.

And the scale and size of the home (along with the fact that it is a single level) make it a perfect destination for the eventual downsizer looking for quiet on the weekend, a decent commute in those last few years before retirement, and still enough room to host Thanksgiving dinner.
