MesaEditor’s Note: Recently, MoneyWise revealed its list of the 40 most frugal and friendly places to retire. In a bid to provide an idea of what housing inventory is available in these cities and towns, we’re taking a look at listings in each of the cities on the list.

Not everyone can spend $1 million or more on a second home, even if it’s with the idea that eventually you’ll retire there. So when MoneyWise’s list of 40 places to retire that are more budget-friendly came out, we were curious — what kind of homes could you find in these towns?

Last week, we looked at the 35th city on the list — Metairie, Louisiana. This week, we look at Mesa, Arizona, and found three great homes — all for less than $300,000.

“Mesa offers modest living, with a median rent below $900 and homes selling at around $150,000,” MoneyWise said. “This is suburban living in a dry climate, and having a swimming pool nearby is a must.”

“The city is known for being well-organized, with its grid of streets that are easy to understand and navigate,” this week’s entry added. “Nightlife is robust and healthcare resources are excellent. The Arizona Medical Training Institute is located in Mesa.”

TOWNHOME CLOSE TO EVERYTHING IN A GREAT COMMUNITY

Price: $182,000

For less than $200,000, this downsizer-friendly two-bedroom, two-bath townhome packs a lot of punch. It’s the beneficiary of an open floor plan and strategic placement of a large glass door that makes the whole great room feel huge.

The large living space (which has a fireplace, so Santa can still visit regardless of the temperate Mesa climate) opens to a kitchen with oak cabinetry, plenty of counter space, and lots of storage.

Both bedrooms are located away from the great room, and the master has a walk-in closet, too.

This home is in a great community with two pools, lots of green space, and easy access to parks, public transportation, and downtown Mesa.

It is listed by Homesmart.

BUDGET-FRIENDLY GOLF COURSE HOME

Price: $220,000

This fully-remodeled home on a golf course is a happy medium at 1,360 square feet, three bedrooms and two baths — large enough to host family overnight, but not so large that you feel overwhelmed the rest of the time.

It has open concept dining and living areas with a neutral palette that will be friendly to just about any furnishings and decor. A generous eat-in kitchen has plenty of counter space, lots of cabinets for storage, and white and granite finishes.

All three bedrooms have new carpet, and wood shutters on the windows.

Outside, a covered patio provides al fresco dining space shaded from the Arizona sun, and great golf course views.

ROOMIER HOME WITH A POOL

Price: $269,990

Feel like you might want a scoosh more room for family visits? This three-bedroom, two-bath home has 2,006 square feet of living space, but still clocks in at an extremely affordable $269,990.

And with three living areas, you can easily have grown-up conversation in one space and movies and games in another. And did we mention the pebble-sheen play pool with custom deck in the backyard?

Because we’re pretty sure you’ll have family clamoring for a visit with a pool in the backyard.

Inside, modern ceramic tile flooring provides easy care, and plantation shutters help keep the home cool in the summer. There is also a ton of storage in this house, with a large laundry and pantry area and indoor storage rooms.

Outside, a shed with electrical outlets will provide someone with a great workspace, and a covered patio overlooks that pool and large yard.

Practicalities have also been addressed with a new roof and plumbing, too.

The home is listed by Ron Wilczek with Metro Phoenix Homes.
