This is BIG! Southern Living just announced that it is bringing the world to Texas. Friedën, Texas, that is! The charming Hill Country town is the newest Southern Living Inspired Community and the very first in Texas to be included in the prestigious program.
Friedën joins an elite group of only 14 communities – ranging from the Carolinas, Georgia, Alabama, and Arkansas – to be hand-selected by Southern Living as emblematic of the aesthetics, lifestyle, and values of the magazine.
“We were interested in Friedën from the start,” said Meredith’s Vice President of Licensing Kristen Payne. “They’re determined to build something that reflects the lifestyle Fredericksburg is famous for, from the preservation of the landscape to the design of the homes. We loved their idea of a community of modern farmhouses that were custom-made but part of a design theme.”

Now let’s dig deeper.
According to insiders, “Inspired Communities have a commitment to their location’s unique landscape and lifestyle, as well as thoughtful Southern design, and a community-first culture. With its acres of preserved Hill Country land, the refined but relaxed Fredericksburg lifestyle, and Tim Brown Architecture’s rigorous, custom modern farmhouse architectural standards, Friedën receives full marks in all areas.”
The development is located two miles south of downtown Fredericksburg on 220 pristine acres. And it’s set to capture the spirit of the Texas Hill Country! From acres of open green space, premium amenities, and strict architectural and aesthetic guidelines, you can expect a unique interpretation of the “modern farmhouse” style that is sure to be a huge hit!
We hear that design archetype construction is scheduled to begin soon, with the community’s first offering of finished home lots available this year. Lot prices start from $95,000 to $300,000.
“It’s an incredible opportunity for our community to be recognized by Southern Living, and to be in such great company,” said locally based, Heirloom Communities CEO Skip Preble. “They believe in our idea of a community of modern farmhouses, and we think Friedën is in line with the Southern Living lifestyle. Their support will be a huge help when lot selection opens.”
Austin architect, Tim Brown, is tasked with setting the standard for the quality, exterior style, and sustainability of homes within the community. All pre-planned lots and homesites within Friedën are laid out across curvilinear streets specially designed to give each home its own unique view of the Texas Hill Country and surrounding landscape.
Even better, more than 40 percent of Friedën’s residential acreage will be maintained as a dedicated, open green space once the community completes its final phase of development.
Currently in its earliest stage, Friedën has big goals. Its sights are set on blossoming into a high-end, close-knit community over five years, starting in 2019, with approximately 240 homes spread out among 220 acres of Texas Hill Country.
To sweeten the deal, residents will enjoy three natural lakes, miles of expansive outdoor trails, an amenity center, neighborhood pool, a modern barn event space, fully-equipped fitness center, and Wi-Fi in community and amenity areas. There are also plans for a central Friedën town center! This will be chock full of upscale retail and hospitality, commercial centers, and multi-family residential just outside the community gates.
The neighborhood is opening for lot selection soon! Stay tuned to SecondShelters.com for the latest news.
