College Town Retirement Opportunities Abound in Clemson

Editor’s Note: Recently, MoneyWise revealed its list of the 40 most frugal and friendly places to retire. In a bid to provide an idea of what housing inventory is available in these cities and towns, we’re taking a look at listings in each of the cities on the list.

Not everyone can spend $1 million or more on a second home, even if it’s with the idea that eventually you’ll retire there. So when MoneyWise’s list of 40 places to retire that are more budget-friendly came out, we were curious — what kind of homes could you find in these towns?

Last week, we looked at the 15th city on the list — Brevard, North Carolina. This week, we look at Clemson, South Carolina, and found three great homes — all for less than $500,000.

“Located just two hours from Atlanta, Georgia, this growing college town is still an affordable spot to retire,” MoneyWise said. “Median home selling price is currently about $180,000, but naturally pricing varies by neighborhood.”

“The west side of town is close to the college — home to the famous Clemson Tigers football team — so it’s both a livelier and louder part of town during the school year. Clemson is considered to be very friendly to newcomers and offers plenty of continued learning opportunities and a good tax base for retirees.”

Roomy Condo Close to Campus and Downtown

Price: $150,000

Yes, yes, this condo is probably meant for an investment property, given its proximity to campus. But let’s talk about how great a four-bedroom, four-bath condo would be if you’re the type of person who has lots of visitors coming, or if you plan on traveling and would like to make some money in the short-term rental market when you’re not calling this place home.

Located 2.5 miles from Clemson University and downtown, the home is currently tenant occupied, but could be all yours after August 1.

The community has a pool, volleyball court, billiards room, fitness center, 24-seat movie theater and a large clubhouse.

Price: $264,000

You get so much bang for your buck with this four-bedroom, three-bath, 3,541 square-foot home nestled on 1.31 acres that make you feel like you’re far away from the hustle and bustle, despite only being three miles from campus.

Outside, English gardens showcase a Japanese maple and rhododendrons that have been on the property for more than 30 years.

A balcony on the front of the house can be accessed by each of the upstairs bedrooms thanks to sliding doors for each room. In the back, a large patio extends to a deck overlooking a fish pond.
