In our year end roundup of top stories in 2017 just two weeks ago, we noted the good news this past fall of the quick recovery of Mustang Island’s hurricane-stricken Cinnamon Shores vacation rental community. Now here’s great news from the luxury residential development in Port Aransas: Cinnamon Shore developer Sea Oats Group just announced the property recorded fourth quarter sales nearing $20 million, up more than 50 percent over the year-end 2016, and bringing total sales for 2017 to $33 million.

“Despite Hurricane Harvey, Cinnamon Shore’s sales exceeded all expectations,” said Jeff Lamkin, CEO of Sea Oats Group.  “In fact, we’ve closed on 10 residences and homesites post-Harvey, with another five closings scheduled before the end of this year,” he added.

The post-hurricane recovery of the vacation rental community Cinnamon Shore was a bright spot in 2017’s fall second home news. While the town of Port Aransas lost as much as 80% of its structures, the gorgeous Texas vernacular beach development weathered the storm well. Fast-acting management restored the property to mint condition within days following the storm. Beach-lovers looking to visit the Texas Coastal Bend community in 2018 will find a warm welcome from grateful local citizens who depend upon tourism for their livelihood. Port Aransas on Mustang Island off Corpus Christi is home to Cinnamon Shore, one of the most beautiful coastal real estate developments in Texas. This area was an early scene of disaster after disaster that has happened in recent weeks, each event supplanting news coverage of the prior. We tapped Jeff Lamkin of Sea Oats Group, the project developer, for an update as to current conditions of this luxury vacation home destination.

The bad news is the town of Port Aransas took a beating from Hurricane Harvey — no question. But the good news is these coastal dwellers are tough, the community has come together, critical businesses are reopening, and recovery is underway. Cinnamon Shore itself, situated south of the central area of the town, sustained minimal damage and has repaired what little there was. With views and playgrounds like this, South Padre is a popular destination.

Previously this week, we discussed how the housing market in South Padre Island could really give vacation home seekers a lot of bang for their buck.

Today, we’ll look at how that bang can become a boom — if you’re willing to jump through a few hoops the city says are designed to protect renters, landlords, and make sure city resources are allocated wisely.

With South Padre appearing regularly on lists of best beaches for families and best Spring Break beach destinations, it stands to reason that there are a fair amount of people looking for the freedom and room a condo or beach house might offer, as opposed to a hotel.

“Spring break brings 50,000 to 60,000 people in at one time — and the population of South Padre is only 2,800 or so,” said Gary Tate of Keller Williams Lynne Tate South Padre Island. (more…)

South Padre Island

Homes on South Padre Island can be found for as little as $100,000, or for more than $500,000 (but the latter gets you views like this).

Although they’re native Texans, Gary and Lynne Tate spent eight cold years in Alaska before finally coming back to the state. Before they left, they had a ceremony to destroy their snow shovel.

Then they moved to South Padre Island.

Nowadays, the two Realtors with Keller Williams Lynne Tate South Padre Island spend their time helping people find their new home, home-away-from-home, or investment property on the island.

“It happens every year, somebody will come down and catch more fish here than they ever have and want to get a place here,” Tate said.

“We see a lot of interest in buying around the summer,” fellow Realtor Gayle Hood agreed.

More of a good thing’s on the way: Cinnamon Shore, one of Texas’ most charming beach communities, has just announced a $1.3 billion, 300-acre expansion. We’ve been following the master-planned beach development in Port Aransas on a 19-mile barrier island off the Texas Coast since inception.

Homeowners and rental guests there enjoy beachfront access, parks, interior lakes, restaurant dining, recreational activities, and events all within a picturesque walkable community. Add Port Aransas  to your calendar next summer, specifically a visit to the residential living and vacation rental development, Cinnamon Shore.

The first ever Texas Monthly Magazine Charity Showhouse is now under construction in this luxe beachfront community we posted about earlier this month. The coastal living dream house will be open for tours between May and August in the spectacular setting.

It’s the third time Cinnamon Shore has been honored as the setting of a magazine-sponsored showhouse. Southern Living Magazine’s Idea House graced the development in 2009, and Coastal Living Magazine’s Showhouse followed in 2015. A charity beneficiary has yet to be announced, but the fact that it’s the very first Texas Monthly sponsored house (not to mention the beautiful setting) sounds like plenty of reason to reserve a stay in a rental unit on site next summer to me!

SPI is a sliver of beauty surrounded by sand

South Padre Island (SPI) is as close as Texas gets to tropical Gulf breezes on sun-kissed shores where the water doesn’t look a mini-marshmallow away from Swiss Miss (Galveston).  SPI also isn’t an island. SPI is a city located on the southern tip of Padre Island which is the longest barrier island in the world. The whole caboodle is 200 square miles.

SPI has always served a colorful clientele operating as Texas’ laid-back Key West or a haunt for Spring Break Betty Ford wannabes.  But it’s also home to a mess of sea turtles, the SPI Music Festival, Splash SPI and … who knew … the Texas State Surfing Championships.  But all that’s so much icing on the cake.
